Spatial or 3D modelling is rapidly becoming an important tool in the Construction Industry. It has many uses including being able to provide computer generated models of different aspects of a project, with or without animation, 2D or 3D drawings, for example, to demonstrate project progress over elapsed time. This is invaluable in the following typical situations where spatial modelling can be used to assist:-

1. Early Contractor Involvement (ECI)
Demonstrate to the Public and any interested parties the visual impact of a scheme from any location including private dwellings.

2. Pre-qualification
Demonstrate to the Client that proposed methods of Construction meet the Contract Requirements.

3. Check on design
Highlight clashes, if any, in the design of the Works.

4. Quantities
Provide a quick and efficient way to calculate areas and volumes.

5. Claims
Provide an animated display of actual “as built” construction versus the expected tender method. This can be linked to the as built programme to demonstrate the actual progress achieved on any particular day against the anticipated tender progress.

Spatial modelling can be used to demonstrate the effect on programme of such matters as problems with access and enforced changes to methods of construction.
